The 2-year investor visa dropped its minimum property value

Separately from the Golden Visa change, Dubai removed the AED 750,000 minimum property value that previously applied to the 2-year property investor visa for sole owners.

Smaller units that used to fall below the visa eligibility threshold are now in play. That could support demand for studios, one-bedroom apartments, and mid-market residential units in emerging communities — several of which already rank among the higher-yield areas in our market database.

For first-time investors or those testing the market with a smaller initial purchase, this removes a barrier that previously pushed buyers toward larger, pricier units purely to hit a visa threshold.
