How the market recovered through Q2

April brought the first signs of stabilization: 13,977 transactions, up 3.5% month-on-month, and AED 48 billion in sales value, up 10.7% from March. It wasn't a dramatic rebound yet — more a sign that the initial shock was wearing off and buyers were cautiously re-entering the market.

By June, that caution had largely lifted. Buyers had decided the worst had passed, and ready-home sales jumped 46.8% in a single month as pent-up demand from the pause converted into closed deals.

What stands out most is what didn't change: off-plan sales held remarkably steady throughout the conflict, accounting for 69–77% of total transaction value the whole way through. That's a meaningful signal — investors committing to off-plan contracts that won't hand over for years were, in effect, betting on Dubai's medium-to-long-term trajectory rather than reacting to the week's headlines.
