Recovery

· July 2026

A more selective recovery, not a uniform one

The rebound wasn't indiscriminate. Grade A offices and quality villas outperformed the broader market as the recovery took hold, while softer secondary-market segments — older stock, less differentiated apartment towers — took longer to regain footing.

That selectivity is arguably a healthier pattern than a blanket recovery would have been. It suggests capital is flowing back toward quality and fundamentals rather than simply chasing the dip across the board.

Heading into H2 2026, sale prices are sitting near their post-war floor, buyer demand is recovering, and the rental market still tilts in tenants' favor. That combination has kept entry pricing attractive in several of the areas on our map — particularly higher-yield communities that were already priced for cash flow before the conflict began.
